Step-by-Step Process

Roof Repair scaled 1

Shingle Roofing System

Consists of the installation of a new asphalt shingle roofing system over the existing sloped structure. The work includes a full tear-off of the existing roofing materials, inspection and repair of the roof deck, and installation of a complete waterproofing system in compliance with manufacturer specifications and California requirements. The new shingle system includes

high-performance underlayment, ice & water shield protection in vulnerable areas, metal valleys, and attic ventilation upgrades for long-term performance and energy efficiency.

Roof Demolition

Remove and dispose of all existing shingles, underlayment, and materials down to the wood decking. Protect landscaping and walkways during demolition.

Wood Inspection and Replacement

Inspect roof decking for rot or damage. Replace deteriorated or broken sheathing with new CDX plywood. Additional decking billed separately due to hidden conditions only visible after tear-off.

Underlayment Installation

Install synthetic underlayment over the roof deck for a secure, breathable moisture barrier.

Ice & Water Shield Installation

Apply membrane at eaves, valleys, and penetrations for enhanced leak protection and code compliance.

Shingle Installation

Install Title 24–compliant architectural shingles per manufacturer specifications. Include starter course and ridge cap for a complete system.

Ventilation System

Inspect and upgrade attic ventilation with ridge or static vents for balanced airflow and extended roof life.

Flashing and Sealing

Replace all step and counter flashings at walls, chimneys, and transitions with new galvanized metal. Seal with professional-grade roofing sealant for watertight integrity.

Tile Roofing System

Consists of the removal and reinstallation of an existing clay or concrete tile roofing system. Work includes replacement of the underlayment, inspection and repair of the roof deck, and installation of new flashings and crickets as needed for full waterproofing integrity.Tile systems are installed in accordance with manufacturer specifications and current code requirements for ventilation and drainage.

Tile Removal or Reinstallation

Carefully remove existing tile roofing, stacking usable tiles for reinstallation. Dispose of all broken or damaged tiles.

Wood Inspection and Replacement

Inspect plywood or skip-sheathing for damage and replace as needed with new CDX panels. Additional materials billed separately for concealed damage.

Underlayment Installation

Install high-performance tile underlayment rated for heat resistance and extended lifespan, fastened per manufacturer specifications.

Flashing Replacement

Install or replace counter flashing at walls and roof transitions. Seal with professional-grade roof sealant for watertight protection.

Tile Reinstallation

Reinstall existing or new tile in a staggered pattern with secure fastening and proper overlap. Replace broken tiles with matching type and color.

Ventilation

Install or replace tile vents or ridge vents for proper attic airflow.

Quality Control & Clean-Up

Inspect all flashings and transitions for alignment and sealing. Perform full debris removal and site cleanup upon completion.

Project Overview – Flat Roofing System (Torch-Down or Modified Bitumen)

Consists of the installation of a multi-ply torch-applied modified bitumen roofing system designed for low-slope applications. The scope includes complete removal of existing materials, inspection and repair of wood decking, and installation of new membranes, flashings, and drains in accordance with manufacturer specifications and local building codes.

Roof Demolition

Remove and dispose of existing flat roof materials (gravel, cap sheet, or membranes). Prepare surface for installation.

Wood Inspection and Replacement

Inspect plywood substrate for water damage; replace deteriorated decking with new CDX panels.

Base Sheet Installation

Install fiberglass or ASTM-approved base sheet underlayment, mechanically fastened with cap nails.

Smooth Ply Installation

Install an additional smooth modified bitumen ply to reinforce waterproofing before the final cap layer.

Torch-Down Cap Sheet Installation

Apply SBS or APP modified bitumen cap sheet, torch-welded to form a seamless, watertight surface.

Flashing Installation

Replace all edge metal, counter flashings, and pipe jacks. Apply Tropical #509 or APOC 636 mastic at penetrations for final waterproofing.

Drainage

Inspect and replace roof drains as needed to ensure proper flow and prevent ponding.
